If You’ve Got a Good Deal, Money is the Least of Your Problems

At that moment, over 39 years ago, I realised the secret to success in 

property development was to be able to spot standout deals like these 

which almost everyone else misses:

And the first thing you need to do is to zone in on one specific area, which might consist of 2 or 3 suburbs or a council area – something I refer to as your happy hunting ground. 

 

This is critical because it allows you to know the area intimately. For instance… 

You’ll know what a three bedroom house sells for, and can easily crunch the numbers. 

You’ll build good relationships with the right real estate agents in the area, and also know who to avoid. 

You’ll get a feel for what sort of properties are in demand, and which ones to steer clear of.

The next thing you need to do is get out of your own way.

As someone with over 39 years in the industry completing in excess of $1.3 billion in developments, I can assure you that you won’t get out of the 9-5 rat  race or start living the life of your dreams via property development if you fall for any of these 3 false myths…

Myth #1:

Deals are Hard to Find

Contrary to what you’ve been told, there are plenty of ways to find potential deals, especially when you zone in on one area and have your ear to the ground. 

That’s because not only will you have selected an area where you know there are plenty of opportunities available, you’ll also develop quality relationships – ensuring you’re the first to hear about the top properties available, and know exactly what to look for when reviewing sites online.

Myth #2:

It’s Impossible to Find Deals in a Hot Market

While some may be turned away by competition, thinking the market is overheated, an abundance of activity can actually be a good thing. 

The key is to find the balance between stock level and purchases.

For instance, if you’re in an area demanding 35 properties a month, yet there’s only 30 townhouses being built in that area – then there’s an undersupply, which will cause prices to go up.

What you need to consider is the take up rates, including how long a property sits on the market.

For instance, if it takes two weeks to sell a property from the time it’s listed, then there’s plenty of demand. 

However keep the timing in mind, because an undersupplied area today could quickly become oversupplied. And vice versa.

Myth #3:

You Need to be an Expert Negotiator to Get Good Deals

Don’t let anyone tell you this – the truth is, there are plenty of incredible property development deals out there waiting for someone to snatch them up.

The only thing holding you back is the fact you don’t know where to look and what to look for. When you get the right education, you can easily find solid deals, even in a hot market.

I could go on and on. 

The reality is to make money at any stage of the property market, all you need to do is follow these three rules:

RULE 1: Rule #1: Perform conservative and thorough financial feasibilities.

Don’t assume any growth in sales values over the project and make sure you perform some “what-if” calculations (technically called sensitivity analysis) to make sure the project can absorb certain curve balls such as construction cost escalation, higher interest rates, and slower sales rates etc.

RULE 2: Rule #2 Develop a product that is in demand with a point-of-difference to the competition

Be aware of pipeline projects (projects submitted for council approval) and current sales rates in your chosen area and develop what is most in demand and least in supply (whether that be apartments, land or townhouses). Also include some economical design features or inclusions that set your project apart from the pack.

RULE 3: Rule #3

Like any investment strategy, it’s advisable to not overextend yourself and to ensure you leave yourself a financial buffer. This is particularly the case for property development. Confirm your borrowing capacity with a financier or finance broker and make sure you work well within your borrowing capacity when selecting what size project to perform.

When you follow these rules, you’ll be well-positioned to profit from property development in all market conditions.

For instance, here’s some more examples of the results my students have achieved.
