Bob has been involved in property development for over 40 years.
Hilary has been involved in property since she was 18, and specifically in property development for 8 years.
How many market cycles have you navigated?
We have successfully navigated 5 market cycles.
What's the total value of projects you've personally completed?
Over $1.3 billion (and counting).
Which states or territories have you developed in?
We have developed in every Australian state and territory, except the beautiful NT.
Are you still developing while you teach, or is this just an education business now?
We remain active developers to this day.
What projects are you working on right now?
At the time of writing (June 2025), we are managing the following projects:
- A retirement village project of 99 houses
- Two industrial developments, and
- One duplex

Bob has previously held state and national management roles with 3 of the top 5 development companies in Australia.

At last count over 3,500 people have studied our course or been mentored by us.
What's your teaching style—do you push students or take a gentler approach?
Honestly, it’s a bit of both. We approach each student individually. That means sometimes they get the stick and sometimes the carrot.

Support and Access
Will I get direct access to you, or mostly your staff?
All mentoring students get direct access to Bob, Hilary, and Aaron (co-director and project manager of Ultra Urban). We do not palm you off to generic teachers who don’t have the experience and knowledge to help you.
Do you help with real deals—feasibility studies, deal assessment?
Yes. This is what really sets us apart from others. We teach the theory and then help you apply it in real deals. Our mentoring is about helping you navigate real deals from start to finish. We become part of your project team.
What happens when the program ends? Any ongoing support?
All of our students get lifetime access to our community. We run regular Q&A sessions that are open to all students. Mentoring students get 15 months of access with the option of extending if needed.
Do you connect students with trusted professionals like planners and builders?
We make introductions and encourage connections when appropriate.
How quickly do you respond to questions outside of scheduled sessions?
We usually respond on the same day. For our mentoring students, we reply almost immediately in any urgent situations.
Program Info
What specific skills will I learn?
You will learn literally everything you need to know to successfully execute a property development.
Can you walk me through a deal from start to finish—acquisition, development, and profit?
Absolutely. Our course details the entire process from start to finish. We also cover much of the process in our podcast.
How much hands-on experience is included?
Mentoring students with active projects will be completely hands on.
How do you keep your content current with market changes?
We are developers ourselves so we have our fingers firmly on the pulse.
What's the time commitment, and how long does it run?
Property development is about managing people and processes. You will engage experts to do the heavy lifting. Many of our mentees successfully complete 1-2 projects at a time while working full-time.
In terms of duration, a duplex development currently takes about 18-24 months to complete.
