Master The 9-Step Blueprint

1. Find A Site
The first step is all about finding a viable development site. To do so you must become an expect in your chosen location.
2. Due Diligence
Once you’ve found a potential site, you must investigate further to understand the local development rules, and recent results, and potential profit.
3. Financial Feasibility
Before acquiring the site a deep dive into the financial feasibility is essential. This is where you run the numbers to make sure the deal is truly viable and profitable.
4. Acquire The Site
You can’t develop without a site. At this point you must understand contracts, options, and other special conditions.
5. Finance The Project
There are many ways that you can finance your project. You don’t have to use your own money. There are numerous creative ways to do this.
6. Permits & Approvals
Before commencing construction you must get relevant approvals and permits from council and other regulatory bodies. It is essential that you understand the costs and timeframes. (This is also where your design comes into play.)
7. Construction
Engage a builder to manage the construction. Your job here is to manage the builder with clear communication.
8. Marketing
To sell your development, people have to know about it. So, you must get the word out via real estate agents, buyer’s agents, and other channels.
9. Settlement
This is where it all comes together. You must understand titles, contracts of sale, the certificate of occupancy, and other important matters. And, you have to get paid.
