What Is an Information Memorandum (and Why Every Developer Needs One)?

At some point, most developers need to present their project to someone else, a financier, a joint-venture partner, or a buyer. An information memorandum, or IM, is the document that does that job, and doing it well can be the difference between a yes and a no.

What an information memorandum is

An IM is a clear, professional summary of a development opportunity. It tells the reader what the project is, why it stacks up, and what you are asking of them, all in one place. Think of it as the project making its own case.

The key components

A good IM covers the project overview, the site and its planning position, a summary of the feasibility and the numbers, the team behind it, the timeline, and a clear statement of the opportunity or the ask. Enough detail to build confidence, presented cleanly enough to read in one sitting.

Why it matters

A strong IM signals that you are a serious, organised operator, which matters enormously when you are asking someone to lend money or partner with you. It also forces you to sharpen your own thinking, because you cannot present a project clearly until you understand it clearly.

The best information memorandums are written from the other side of the table. What does a financier or partner need to see to feel comfortable? Answer that, honestly and clearly, and your IM does the heavy lifting for you.
